Your premises
The premises we renovate

Shops and restaurants
Opening, taking over a business or changing your branding: we redo the customer area, the toilets and the back room, from the lighting to the floors, so you can welcome your customers in a transformed space.

Practices and offices
Medical practice, notary's office, agency or open-plan office: we reorganise the space with new partition walls, rework the lighting and lay easy-care floors, between two leases or before you move in.

Repairs after an insurance claim
After water damage, our itemised quote serves as the basis for discussions with your insurer and the loss adjuster. We then restore the partition walls, ceilings, electrics and floors of your premises.
How we work
How the project runs
- 1
You describe your project
By phone or with the online form, you tell us what you want to transform. We call you back to pin the project down: the rooms involved, your priorities, the timing you have in mind.
- 2
An itemised quote
Demolition, plumbing, plastering, painting: each job has its own line and its own price. You see exactly what you are paying for and decide with all the facts, before you sign anything.
- 3
Each trade in turn
Demolition opens the project, followed by plumbing and electrics, partition walls, floors, joinery and painting. We organise this sequence: each trade starts on the finished work of the one before.
- 4
Handover, room by room
We go over the work with you and record any snags on the handover report. That date starts your guarantees: one year for completion (garantie de parfait achèvement), two years for equipment (garantie biennale), ten years under the builder's guarantee (garantie décennale).
FAQ
Questions from businesses
Do you work on shops on the Right Bank?
Yes. Based in Cenon, NS BAT 33 works on shops, practices and offices in Lormont, Floirac, Bouliac or Carbon-Blanc, as well as in La Bastide and the rest of Bordeaux. It covers the whole of the Gironde, from the metropolitan area to the Arcachon Bay and the Libournais. Please give the address of the premises in your request.
What paperwork is needed before fitting out a shop?
A works authorisation (autorisation de travaux), filed at the town hall before you start. Shops, restaurants and practices receive members of the public: they are classed as ERP (établissements recevant du public), and any fit-out that does not need a building permit (permis de construire) is reviewed for fire safety and accessibility. For a new shopfront, you will also need a prior planning declaration (déclaration préalable), with tighter rules in a conservation area.
In rented premises, who pays for the work?
The commercial lease sets out who pays for what, within legal limits. Major repairs under Article 606 of the French Civil Code, such as main walls or the roof, remain the landlord's responsibility, as do wear and tear and the compliance work linked to them. The tenant covers routine maintenance. An itemised quote makes it easy to assign each line to the right party.
What VAT rate applies to renovating commercial premises?
As a rule 20%, the standard rate. The 10% rate only applies to homes completed more than two years ago, which rules out shops, restaurants and offices. If your business recovers VAT, it is the amount excluding VAT that counts for your budget, and the quote shows it next to the total including VAT.
