Its plan was revised by a prefectoral order published on 13 July 2022. Do you need permission to renovate in Bordeaux's historic centre?

Yes, as soon as the project affects the outside of the building or its architectural and decorative features. The historic centre is covered by a conservation plan (plan de sauvegarde et de mise en valeur), and authorisation there is granted with the approval of the heritage architect (Architecte des Bâtiments de France). Some interior work is also subject to it. Processing time counts in the schedule: give the exact address in your request, and the quote will allow for it.

Renovating an old home in Bordeaux: where do you start?

Start by assessing the structure, damp in the walls, the electrics and the plumbing. According to INSEE, 34.3% of main residences in Bordeaux date from before 1946 (2023 census); in buildings of this age, these four issues weigh on the budget. Our quote itemises each of them. Renovating a period flat in co-ownership (copropriété) in Bordeaux: what are the rules?

In the private parts of your property, you can in principle renovate without a vote, provided you respect the co-ownership regulations and the intended use of the building. A load-bearing wall, the windows or the façade affect the common parts or the outside appearance: the general meeting must then give its approval before work starts. This is a common situation, since 79.0% of homes in Bordeaux are flats, according to INSEE (2023 census). In the conservation area, the heritage architect also has a say on the exterior.
