NS BAT 33 carries out full renovations of houses and flats in Bordeaux and Gironde: partition walls taken down or put up, plumbing and wiring redone, walls insulated, floors laid, rooms repainted. You hand over the project on a turnkey basis, meaning one quote and one company coordinating every trade through to handover. The schedule and the order of the trades are our job; you can put your energy into what you want for your home.
Every home has its own character. In a period flat in central Bordeaux, the parquet, mouldings and fireplace deserve to be kept; in a Bordeaux échoppe, the traditional single-storey stone house with its long hallway, the rooms are often rearranged to bring in more light. Work begins with the strip-out: partition walls, old finishes and worn pipes and cables are removed, so every decision is based on what you can actually see.
Throughout the project, your contact checks with you whenever a decision is yours to make: where a socket goes, the colour of a wall, the tiles in a shower room. They show you how the work is progressing, and a single phone number is all you need to reach them. Each time one trade finishes, you know which one takes over and what it will do.

What the work includes
Strip-out and demolition
We knock down the partition walls that are going, remove old floor and wall finishes and sanitaryware, take out redundant pipes and cables, then clear away the rubble. You start again from a clean base, ready for the new layout.
Plumbing and electrics
With walls and floors open, we redo the water supply, waste pipes, consumer unit, circuits, sockets and lighting to suit the new layout. This is the moment to move a kitchen, add a shower room or put in extra sockets.
Plastering and insulation
We put up the new partition walls, line the existing walls and fit suspended ceilings. Interior insulation goes in behind the wall linings: rooms become more comfortable, and pipes and cables disappear into the walls.
Tiling, wall tiles and flooring
We prepare floors and walls to take their finish, then lay tiles, parquet or soft flooring. In the kitchen and bathroom, wall tiles go up where the walls need them.
Interior joinery
Doors, cupboards and trims go in once floors and walls are finished. We fit them to the new layout, so doors close properly and storage makes use of every corner.
Painting and handover
Skim coats and paint on walls, ceilings and woodwork: your home takes on its colours. At handover, we go through every room with you, and you get back a home that is ready to live in.

Demolition, plumbing, plastering, painting: each job has its own line and its own price. You see exactly what you are paying for and decide with all the facts, before you sign anything.

Each trade in turn
Demolition opens the project, followed by plumbing and electrics, partition walls, floors, joinery and painting. We organise this sequence: each trade starts on the finished work of the one before.

Handover, room by room
We go over the work with you and record any snags on the handover report. That date starts your guarantees: one year for completion (garantie de parfait achèvement), two years for equipment (garantie biennale), ten years under the builder's guarantee (garantie décennale).

Full renovation: your questions
How is a full renovation organised?
Everything starts with your choices, settled before any demolition: the room layout, where the water points and sockets go, the finishes. The trades then follow one another in a set order: demolition, plumbing and electrics, partition walls and insulation, floors, joinery, painting. Each one arrives on ground prepared by the one before, your contact tells you about the stages that involve you, and the handover, done together, closes the project.
How much does a full home renovation cost?
The price is worked out home by home, depending on what needs demolishing, the pipes and cables to be redone and the finishes you choose. A period flat with its original installations needs more work than a recent house. Send us the town, the approximate floor area, the condition of the property and what you would like: we price each trade in a detailed quote.
Can a home be renovated in stages?
Yes, and the bathroom or kitchen often comes first. The key is to plan the pipes and cables for the whole home from the outset, so a finished room never has to be opened up again. We draw up a quote for the whole project, then you choose which stage to start with.
Can we live in the property during the work?
During the strip-out and while pipes and cables are being redone, it is better to stay elsewhere: water and power are cut off at times, and dust is at its worst. It then drops noticeably, except when the filler is being sanded. We let you know about these phases before they begin.
Can the room layout be changed?
Yes, that is the whole point of a full renovation. We take out unnecessary partition walls and put up new ones to create a bedroom, enlarge the living room or open up the kitchen. Pipes, cables and lighting follow the new layout, and floors and ceilings are made good where the old partitions stood.
